Alterra IOS Acquires 3 Industrial Outdoor Storage Sites

A prominent player in the industrial outdoor storage (IOS) sector has acquired three IOS properties totaling 28 acres in the metro Atlanta area.

A prominent player in the industrial outdoor storage (IOS) sector has acquired three IOS properties totaling 28 acres in the metro Atlanta area.

The new acquisitions by Alterra IOS are located at 0 Liberty Industrial Park in McDonough, 498 Tuggle Greer Drive in Buford and 2620 Campbell Boulevard in Ellenwood.

These acquisitions bring the firm’s regional portfolio to a total of 23 properties.

“Alterra IOS continues to lean into the Atlanta MSA and will continue to do so for the foreseeable future,” Alterra IOS Senior Vice President Charlie Totten said in a news release.

Totten cited the region’s pro-business climate, numerous headquarters for Fortune 500 companies, the busy Hartsfield–Jackson Atlanta International Airport and the proximity to the port in Savannah as factors that make the market attractive.

0 Liberty Industrial Park in McDonough is currently under construction, with delivery expected in Q4 2024. The final product will be two Class-A IOS facilities of 20,000 and 6,000 square feet. The site will have three separate entrances for convenient delivery. Park My Truck USA facilitated the acquisition of 0 Liberty Industrial Park. Steven Bridges and Nat Weikert of OnPace Partners will market the park to prospective tenants.

2620 Campbell Boulevard in Ellenwood is an existing Class-A facility with a 24,500-square-foot maintenance shop and office spanning 10.5 paved acres. Christian Samartino of Piedmont Properties and Jordan Camp of Oakley Brokerage Partners facilitated the acquisition of the site.

498 Tuggle Greer Drive in Buford is a 5.3-acre site, the entirety of which is paved and includes approximately 39,000 square feet of warehouse and office space. Mendy Ruder of Lee andamp; Associates represented Alterra in the acquisition of the site and will also market the site to prospective tenants.

Alterra is one of the nation’s largest owners of industrial outdoor storage space. The firm has acquired more than 270 properties across the U.S.
